We honestly don’t know what we would have done without Michael Edward’s help as our real estate agent. Both my fiancé, Kevin, and I are in our late twenties and were completely oblivious to the home buying process when we first started looking for our first home in November of last year. We met Michael just by chance at an open house in midtown Sacramento. Right off the bat, he was very engaging, friendly, and transparent. You will find that this does not change throughout the home-buying process.
Michael always stood by us, ready to help when we needed it and never made us feel pressured. Kevin and I had a very specific idea of what we wanted in a home and finding our dream home at the right price took longer than we originally anticipated due to the market at the time. Michael always encouraged us and reminded us that the home of our dreams was out there; we just hadn’t found it yet. After so many months of searching, his energy levels and determination never, ever dissipated, even when ours did. Michael is personally invested in his client’s happiness. Your losses are his losses, and your gains are his gains.
Almost every week, we saw between 2-5 homes with Michael. Mind you, Michael lives in Roseville and we were looking for a home in Sacramento, so he really had to go out of his way and dedicate extra time to us as his clients. He never once seemed bothered by the extra commute and even called in on his friends from work to keep extra eyes out on the Sacramento market for homes that hadn’t even hit the market yet. I can’t tell you how many times he has gone out of his way, changed plans to make himself available, or made gestures that I know no other real estate agent would make for their clients. Once we found the home that was for us, Michael’s expertise in real estate really shined through. He was able to point out potential issues with the house before the inspection even happened and made sure everything was lined up for us to make the sale as quick and easy as possible. He kept in constant contact with us the entire time we worked with him. He protected us from difficult sellers. He dealt with issues, so we didn’t have to. He handled everything for us, which greatly reduced the stress of buying our first home.
Michael is a rare find as both a real estate agent and a person. He works tirelessly to ensure that your goal to buy or sell a home is as smooth a process as possible and that all your needs are met. By the end of the process, it felt as if Michael and his wife were our long-time friends. In fact, he will be attending our wedding in September. I don’t know any other real estate agents that are so loved by their clients that they get a wedding invitation! We would recommend Michael’s services to anyone looking to buy or sell a home in the area. We have such gratitude towards him for helping us realize our dream. We couldn’t have done it without him.

My wife and I were looking for our last home… you know the perfect place for a couple of empty nesters to spend the rest of our days! While we have purchased homes in the past this one required special attention as we both had our list of “absolute musts”. With that said we needed a realtor that was both an expert in the market, had a great deal of patience, and new both current and upcoming available inventory.
My wife and I did a fair amount of research, as we always do, however in the end a friend recommended Michael Edwards as they had a great experience when they went through their process.
Well, I have to say it was by far the best experience we ever had with a home purchase especially when we both anticipated a difficult process. In the end, he did his homework, showed us a number of viable homes that checked our boxes, and in the end found us our “Perfect Forever Home”!
Whether you are a first-time buyer or like my wife and I looking for that “Forever Home” we would highly recommend Michael Edwards!

It is with great pleasure that we write this letter of recommendation for Michael Edwards, our real estate agent. Based on our experience, we recommend Michael whether buying or selling a home.
Michael met with us, and he was prepared and professional. He took diligent notes about our needs and wants. He listened and then asked pertinent questions to help us hone in on what we really wanted. Mr. Edwards quickly communicated his plan with us, and it was executed effectively and efficiently. He or someone on his team followed up with status updates about inspections and deadlines.
Throughout the entire process, we felt that it centered around us. We definitely put our trust in Michael because of his integrity, positive attitude and his being so proactive at scheduling inspections, work to be completed and signing contracts. We truly appreciated Michael and his team keeping us apprised and answering questions. Even after the closing, he checked in with us to see if we needed anything else.
We found Michael to be knowledgeable, personable and available. We would not hesitate to have Michael Edwards represent us again as a real estate agent whether we were buying or selling a home. He is the BEST!

Dear Michael,
Well, we closed escrow yesterday and I have to tell you that, of all the properties we’ve bought and sold over the years, this experience was by far the most enjoyable. I say that, not only from a process standpoint but also from a personal relationship perspective. There are always issues that arise in real estate deals. Nothing is ever simple anymore – lots of moving parts to be attended to. But you were always, either on top of those issues as they arose, or you had anticipated them ahead of time and had the solution already “baked in” and ready to go. Nothing ever went from being an issue to being a problem that we had to worry about. From staging the place for showing and handling the photoshoots of the house, to coordinating all the various players (i.e., cleaning crew, gardener, escrow, title and buying agent) you made sure it all worked seamlessly. I told you this last week when we saw each other, you are “The Hardest Working Man in Real Estate”. You should have that printed on your business cards.
As you are aware, you came recommended by one of your former clients and someone with whom we have had a working relationship for years. She is someone who values quality and service in what she does, as well as in others, so I knew that when she recommended you so highly you must have really impressed her, which is something that gave us a great deal of comfort. We were not disappointed. It goes without saying that we will also recommend you highly.
From a personal standpoint, I can usually tell when someone is just “very good” at their job and makes sure that the customer is always taken care of, vs someone who is genuinely concerned for your welfare and satisfaction. While you are most certainly good at your job, you are definitely in the latter group. You always went above and beyond to follow-up quickly with us on every detail, but also made sure that we were happy with the way in which things were handled. But what was even more satisfying to me personally was that through this process, we connected on a personal level and that is a rarity in today’s world and that engendered a trust that is also hard to come by. You also knew that this was a house that Ginny’s Great-Grandfather had built over 120 years ago and that selling the property was going to be an emotional experience for us. You handled that part of it exceptionally well. Thank you for that.
Michael, we wish you and your family all the best. These are challenging times and we all have to take care of ourselves as well as those around us. Stay safe.

I am writing this letter to strongly recommend the Realtor services of Michael Edwards for both BUYING and SELLING your home.
I first met Michael in late September 2019, when my family visited the open house he was holding at 3858 Woodcrest Road in Sacramento. We immediately fell in love with the property, which was viewed by many potential buyers that day. Michael had prepared top-quality marketing materials for the sellers, and he professionally answered all our questions about the house and neighborhood.
I called Michael later that same day to express my desire to make an offer. I was almost too late, as another visitor to the open house had already made an offer above the asking price. Michael quickly assisted me in submitting an offer that was ultimately accepted, at which point his true skills as a Realtor really kicked in.
I was a second-time home BUYER, so I had some idea about what to expect in terms of the many documents to sign and the dependencies on other parties that can slow things way down. Michael consistently pushed the process forward at a brisk pace, ensuring everyone stayed on task during all steps of closing. He employed the latest online technologies for document signing and delivery, enabling me to easily check the latest status of my home loan application and the sale process as-a-whole. Thanks to Michael’s excellent connections in the mortgage industry, I also received a great interest rate on my loan. We moved into our new home on October 23, less than one month after first meeting Michael.
Our next task: to SELL our former house in Sacramento ASAP, since we were not in a position to carry two mortgages for long. Michael kept us tightly focused, doing everything except moving our furniture for us. He had expert knowledge of the latest market conditions and stressed the importance of timing, especially since we were headed into the holiday season when home sales tend to slow down. The photos and marketing description that Michael provided portrayed our former home in the best possible light. His pricing strategy resulted in a very satisfactory selling price, and closing was again accomplished in less than one month.
Incidentally, my sister is a licensed Realtor in Florida and I consulted with her throughout both the purchase of our current home and the sale of our former home. She was highly impressed with Michael’s business practices and professionalism. My niece is a licensed mortgage broker in Florida, and she was amazed at the mortgage rate I received from the broker Michael introduced us to.
In short, Michael Edwards is an outstanding Realtor whether you are a buyer or a seller—or both, as I was in late 2019. His casual, easygoing personality was coupled with attention to detail and tenacity in defense of my financial best interests. Thanks to his experience, trustworthiness and reliability, I slept well at night knowing that Michael was on my side. The ultimate recommendation: We will be employing Michael’s services when my mother decides to sell her home in Carmichael in the future.

Michael – We had the best of intentions to send this letter earlier but relocating to the Pacific Northwest has been more of an undertaking than we originally thought. Our lives are finally settling down a bit, and we’ve been able to catch our breaths.
We wanted to thank you for your stellar service and support in selling our home in Roseville, CA this past September. It was obvious that you were well versed in California real estate, but what made you stand out to us, was your willingness to actively listen to our concerns and expectations. When we thought we had missed our selling window for 2019, you assured us we had not. You understood our hesitation in selling so close to the holidays and our need to remove the listing should we bumping up against Thanksgiving and Christmas. You held our hands from start to finish, assisting us with the initial staging of our home, through the signing of our final closing documents.
We never expected our home to sell so quickly, but your targeted marketing and initial open house proved us wrong. We were able to get away that first weekend our home was listed, and be confident that you had everything under control to hold our open house. We appreciated your phone calls each night letting us know how the event went, and what comments you were hearing. It should have come as no surprise that by Sunday we had a formal offer submitted and were in escrow by Monday.
You remained by our side throughout the next 30 days, diligently responding to every text and email we sent, as documents were received, and questions arose. We probably asked more questions than most of your clients, but you never minimized or dismissed any of them. You understood that while these documents were second nature to you, they weren’t to us. We were very impressed by the promptness of your replies, wondering if you ever slept, as we often had answers minutes after sending a text.
There are many realtors in northern California, but we cannot think of one who could have handled the selling of our home of 28 years, with any more professionalism and responsiveness than you. Thank you for treating us like family through the entire selling process, and having a genuine concern for how the process was affecting us. We were truly fortunate to have had you by our side.
